The above-grade walls feature a combination of R-24 fiberglass batt insulation within the stud cavities and a continuous 1" rigid XPS foam board on the exterior sheathing. Together, this layered approach provides an effective R-27 insulation value, creating a full thermal break and reducing energy loss through the building envelope. This home is more than beautiful — it’s built to perform. The entire basement is constructed with ICF (Insulated Concrete Forms), providing superior insulation, strength, and soundproofing. The ICF walls offer an R-27 insulation value, keeping the space warm, quiet, and energy-efficient. Beneath the concrete slab, we’ve installed 2" R-10 rigid foam insulation, helping to maintain a comfortable temperature year-round. Combined with oversized egress windows, the basement feels open and inviting — far from the typical dark, cold basement experience.

Based on the current specifications, this home received an EnerGuide rating of 54 GJ/year, a significant improvement over the typical new home average of 76 GJ/year. Every Miranda Way home is equipped with a Drain Water Heat Recovery (DWHR) unit, a smart and sustainable way to reduce your energy consumption — without changing how you live.

This system captures heat from the warm water leaving your shower, dishwasher, or washing machine and recycles it to preheat incoming cold water. That means your water heater uses less energy to bring water up to temperature, reducing your utility bills and improving overall system efficiency.

Installed vertically on the main drain stack, the DWHR unit:

ICF Party Wall – Unmatched Sound & Fire Separation

At the core of each Miranda Way duplex is a 12-inch-thick ICF (Insulated Concrete Form) common wall, providing unmatched performance in soundproofing, fire resistance, and structural durability.

This dividing wall is built with a 6-inch solid concrete core sandwiched between 2 inches of rigid foam insulation on either side. The wall is continuous from the foundation to the peak of the roof, fully separating the two units across all three levels — including the attic space — with no shared structural components.
